Concrete Roof Coating To Repair Leaks

Concrete roof coating can be used to fix leaks in roofs amongst other problems. It is cost efficient and reliable making it a great solution to a common problem. This coating can be purchased in many different colors and even be custom made to your specifications. Applying this coating to a roof can be done with one person although for safety purposes, it is always better to have a helping hand. Always check the weather before doing such work. The weather must be dry with as little humidity as realistically possible for your area.


Cleaning and Repairs


Clean the surface of the roof. It must be free of any dirt, debris, dust and contaminants. Use pressure washer and a wire brush to remove the dirt if necessary. Scrape away any loose paint if applicable. Let the roof dry completely before applying any coating on the roof.


Repair or replace any roof insulation or other parts of the roof that are wet and damaged. Remove any ponds of water that have developed and mechanically divert any ponds that hold more than 1 inch of water for two days. Fix large holes with concrete patches. Allow sufficient time for these repairs to dry before using the primer or other coatings.


Primer and Seams


Test the roof for adhesion first before applying a full coating of primer. Depending on the results, primer may not be needed. If so, applying a full coat of primer to the entire surface according to the instructions. Use a soft rolling brush to apply even strokes starting at one end of the roof and working towards the other end. Be sure not to trap yourself on an area in the roof where you cannot get off without treading on the primer.


Use PolyScrim fabric and Primelock bonding primer to flash all of the joints, penetrations and parapet walls. Apply only thin coats of the bonding primer to the seam and roll 6 inches of the fabric over the seam. Apply another coating over the fabric. Feather some elastomeric coating at least 2 to 3 inches past the fabric edge.


Coatings


Apply the correct base coat of the roof coating as said on the instructions on the label. Depending on the humidity, let it dry for between 8 to 12 hours. Use a cross-hatch technique to apply the top coat of the roof coating. Read the instructions for specifications. Do not walk over the coating or allow anything on the coating until it has dried completely.


Clean up the area when you are finished and dispose of the containers according to how local regulations are stated. These laws have different specifications depending on the base of the coating, whether it is acrylic, rubber, polyurethane or other types.
